Pickerings Commercial Property team recently advised developer Maplevale on a new multi-million-pound retail and leisure park in Burton upon Trent. Pickerings director Kate Pearce led on this project with support from solicitors Pooja Cheema and Sophie Bramwell.
Developer Maplevale is spearheading Shobnall Retail Park, with a mix of retailers and services including the relocation of Marks and Spencer (M and S) from Burton Town Centre, which will feature a new Simply Food store. Tenpin will also introduce a state-of-the-art 24-lane bowling alley, marking a return of bowling to Burton after a long absence.
Creating more than 150 full and part-time jobs, the development will also feature a Greggs drive-thru restaurant, a Jollyes pet store, and more than 27,000 sq ft of additional retail space with new stores to be revealed soon. Other amenities include extensive footpath and cycle links, electric vehicle charging stations, and ample cycling facilities.
Maplevale will make major improvements to the existing car park, landscaping, and signage. Current tenants such as B and Q and Burger King will remain on-site.
In partnership with Staffordshire County Council, Maplevale also plans to deliver a purpose-built community hub on the site for Equal Support Opportunities (ESO), a local charity supporting vulnerable young adults. This will feature a 4G sports pitch to further enrich the local community.
The planning application for Shobnall Retail Park is expected to be submitted in early 2025.
Richard Kirkland, director of Maplevale commented: “We’re thrilled to bring our plans to the community, with a diverse range of businesses that will breathe new life into the area. This development will be a key part of transforming the region into a vibrant, family-friendly destination.”
Ian Reynolds, also a director of Maplevale added: “As a local business based in Alrewas, we’re particularly proud to contribute to the regeneration of our community and help bring bowling back to Burton.”
A public consultation website has been launched, and Maplevale is inviting feedback from the local community before the planning application is submitted. Visit
