Things to consider when your commercial tenant is not paying the rent:
Is this a one -off incident or is the tenant a persistent poor payer?
Do you want the property back, or do you want to retain the tenant?
Market conditions- would it be relatively easy to find a new tenanat to replace them?
Will your action force the tenant into insolvency?
Is there a third party or guarantor who could pay the arrears?
Is the tenant in breach of any other elements of the lease?
Can you draw down on the rent deposit?
